Firefighters and paramedics were called to a rural property on Boothenba Road at 2.57am on Monday following reports that part of the home was well alight.

Fire and Rescue NSW Dubbo Station Officer Simon Bracht was in charge of the crew that arrived on scene first.

"When we arrived on scene, the single storey section of the residence was well alight with flames coming through the roof," he said.

"Two residents, an older married couple, were accounted for and outside when we arrived."

Station Officer Bracht said firefighters immediately entered the burning structure to fight the blaze.

"They did a good job of cutting off the fire before it spread," he said.

The roof of the single-storey section of the home collapsed, while the adjoining two-storey section suffered smoke damage.

Station Officer Bracht said a working smoke alarm in the property woke the couple and gave them time to escape uninjured.

He praised the couple for having the alarm and said the consequences could have been disastrous without it.

The couple were assessed by paramedics on scene and were not transported to hospital.

The rural property was not on town water and Station Officer Bracht said this made fighting the fire more difficult.

The NSW Rural Fire Service were also called to the scene and both crews worked alongside each other during the incident.

"We had a number of crews working hard together, it was a real co-operative effort," Station Officer Bracht said.

At this early stage firefighters believe the fire was not suspicious and the point of origin of the blaze was in an evaporative air conditioner which was not working at the time.

A fire investigator has been called to the scene.
