Up to 30 inquiries have been received by Andrew McDonald Commercial that is seeking to sell the land on behalf of Bunnings Group Limited through an expressions of interest process.
Dubbo City Council granted approval for the subdividing of the "surplus land" into four separate blocks.
One block fronting the Mitchell Highway is already sold and construction of a childcare facility underway.
Agent Andrew McDonald said the land's B5 business development zoning made for a "fairly wide gambit of potential uses".
They include bulky goods premises, offices, cafes and restaurants, seniors housing, timber yards, vehicle sales or hire premises, neighbourhood shops and warehouses.
On Thursday afternoon Mr McDonald corrected the commonly-held view that the land was part of BlueRidge Business Park.
"It is owned by Bunnings Group Limited and surplus to their requirements," he said.
Still up for grabs are two blocks adjacent to the highway, each of them measuring 4000-odd square metres.
To their south and across a road, is a 2.2 hectare block that also remains on the market.
Potential buyers have come in many forms.
Mr McDonald reported of "keen interest" from people looking to relocate their businesses or start new businesses.
He said local and out-of-town developers were in the mix.
"Some inquiries have been from people who would do it on a speculative basis," Mr McDonald said.
"They would just hold it until a user came along."
The expressions of interest process concludes on March 23 at noon.
Mr McDonald said it allowed prospective purchasers to "make conditional offers".
