The announcement comes after the controversial opening of Dubbo’s second McDonald’s restaurant on the same street and a number of other significant developments in the suburb.
The development will replace six existing homes situated opposite the Cattleman’s Inn and will cover 3443 square metres, according to Andrew McDonald Real Estate.
A branch of the Subway franchise has already been secured for the development, which has the potential for another seven shops. The remaining shops range in size from 104 to 242 square metres. A car park capable of holding 45 cars is also in the plans.
Developer John Nixon, who has been involved in business in Dubbo for 25 years, said he had been working on securing the land for the past three years.
“It has been a long-term project for us,” he said.
“There has been a lot of development happening in West Dubbo, we’ve now got McDonald’s and I’ve seen the value of developing on Whylandra Street.
“We are looking to bring other fast-food operators to the site, but I’d like to see a mix (of businesses).”
The new development has the potential to bring up to 80 new jobs, according to Mr Nixon.
“Each one of these tenancies will potentially create eight or so new jobs,” he said.
“It is also going to do great things for the city of Dubbo as far as tourists driving through and what they see when they drive through Dubbo, these old properties have had many years of neglect.”
Once tenants have been secured and with “all going to plan”, Mr Nixon said construction should start mid-next year, for completion around this time next year.
“We know about Subway and as you can see from the plan there are a total of eight shops, but there might not end up being eight shops because someone might be able to take a couple,” Agent Andrew McDonald said.
“There is plenty on offer in the CBD and in and around Orana Mall, and obviously there already is development and attractions on Victoria Street and Whylandra Street but we are hoping this will further enhance this commercial hub,” Mr McDonald said.
