Dubbo's real estate market has reached a new high with median house prices setting a new record.

The median price rose to $325,000 in the 12 months to October 31, 2015 according to the new report by Australian Property Monitors (APM).
It was the first time the median house price had risen since the previous $320,000 record set in November 2014.
Unit prices had shown a slight decrease in the same time period, now sitting at $249,000, compared with $250,000 in the year to July figures.
There were 655 house sales and 68 for units during the year, a ten- year growth of 4.3 per cent and 5.4 per cent respectively.
Houses in the Dubbo local government area spent an average of 69 days on the market, while it was lower for units at 44.
Real Estate Institute NSW Orana Division acting chair Bob Berry said Dubbo houses had the shortest time on market for all of the state's regional centres.
In Orange, the average is 187 days, Bathurst is 119, Tamworth is 138 and Wagga Wagga is 142.
While Dubbo is outshining it's regional neighbours Elders Dubbo manager Graeme Stapleton said he had experienced an even better market.
"Twelve to 18 months ago it was even lower than that. We got down to 30 to 35 days clearances," he said.
Median rent prices for houses were recorded at $335 a week, while for units it was $240.
The rental yield was 5.6 per cent for houses and slightly higher for units at 5.9 per cent.
The total return for houses has also remained strong at 9.6 per cent, while return for units was 6.3 per cent.
A strong growth prospect had been forecast for the next six or seven years, LJ Hooker Dubbo director Colin Knight said.
"There is no one thing that makes Dubbo appealing, there's lots of things: the location, the service area, tourism, shopping... If one thing's not working the others are still there."
Mr Berry said Dubbo was a very affordable place to invest.
"For as long as the demand are there in the market, people will continue to buy residential property," he said.
