Bob Berry Real Estate has confirmed the sale of the penthouse atop the $35 million No.1 Church Street for a record $1,775,000.
The 13-storey building with 72 apartments is scheduled to be built across 2022.

In August, co-developer John Walkom revealed a Dubbo buyer had snapped up the penthouse which would feature three bedrooms, three bathrooms, a study, open-plan living area of 240 square metres (sq m) and balconies of 200 sq m overlooking the Macquarie River.
Bob Berry Real Estate is the selling agent for No. 1 Church Street earmarked for the corner of Church and Bligh streets.
Its sales consultant Karen Chant, who negotiated the sale of the penthouse with licensee Graeme Board, says $1,775,000 is a record price for units as well as "single dwellings zoned residential" at Dubbo.
It has smashed the record set a year ago when Ms Chant negotiated the sale to a "local professional" of a three-bedroom strata unit at The Ridge in Stonehaven Avenue for $981,000.
The sale of the West Dubbo unit represented the "highest-ever price" paid for both a residential strata title unit and a three-bedroom dwelling in the city, Ms Chant said in October 2020.
But according to the licensed agent, No. I Church Street is raising the bar in real estate in more ways than one.
"This sale has taken Dubbo housing to a new price level as buyers react positively to the opportunity to buy previously unavailable prestige apartments in a magnificent multi-storey development," Ms Chant said.
"No.1 Church St is breaking new ground for Dubbo as the first high-rise apartment building developed in the city, superbly located in the CBD on the corner of Bligh Street with expansive views over the city and riverside bushland, redefining modern living in Dubbo."
Ms Chant said the apartments were "equal to Sydney style and quality".
"Major inland regional centres have extremely low rental vacancy rates and a shortage of supply of quality apartments, with demand exceeding supply," she said.
"No. 1 Church St will place Dubbo in a position to compete with any offer of quality apartments for buyers seeking to relocate to a regional centre."
The development will include ground-level retail stores and a private swimming pool.
The lifting of COVID-19 restrictions will lead to the reopening of its display unit at 99 Macquarie Street.
