A four bedroom, three bathroom home in Southlakes Estate has been sold by Redden Family Real Estate for $1.45 million.
Redden Family Real Estate owner Michael Redden said 42 Waterfall Crescent had broken the previous record of $1.2 million for a house in Regand Park.
When listing the double-storey home, Mr Redden said he thought they were "in for a good chance" of breaking the record thanks to Dubbo's strong real estate market and the stunning house they were selling.
"We would have had more than 6000 views on the internet and 80-odd enquiries. There were a lot of really strong enquiries from genuine buyers," he said.
Mr Redden said there was interest from the coast, Sydney and "way out west", but in the end it was a retired farmer from Coonamble who secured the property after 33 days on the market.
He attributed the beautiful design and amazing features, as well as the expansive view as reasons for the strong interest.
The house is on a 2013 square-metre block and includes an in-ground pool with a detached, fully serviced pool room.

Scott Redden said it was great to see a little firm sell Dubbo's most expensive home.
"We're a family business, there's only four of us in it. Normally the bigger firms get these homes, so it's good for us to top the market," he said.
Overall, Michael Redden said top-end homes were very well sought after at the moment.
"There's a lack of stock at the moment. We alone have a very big database of buyers at the top and and we have nothing available for them," he said.
According to CoreLogic figures, Dubbo's median house price is currently $383,000, while the median for a unit is $270,000.
