Agents are seeing more people coming from places like Sydney, Newcastle, Wollongong and the Central Coast, ready to snap up a property on the Dubbo market.
Mark Searle from Dubbo Real Estate Agency said almost half of the buyers are from outside the city.
"I think around 60 per cent (of buyers) are local, the rest are coming from places like Sydney, Newcastle, Wollongong and the Central Coast," Mr Searle said.
Mr Searle said lifestyle and the Dubbo property market are the main reasons for the increase in out of town buyers.
"A change in lifestyle from the city to regional areas ... as well as the market, it is cheap compared to places like Sydney." Mr Searle said.
While approximately 40 per cent of properties owned by people who do not live in Dubbo, investment is another draw factor for the region.
"People are buying out here (Dubbo) because it's a good investment, their investments in the city are going well and our rental vacancy is roughly one per cent,"
"Investors are getting a good return on their investment out here." Mr Searle said.
Lachlan Cusack from Platinum Property Group echoed Mr Searle statement.
"We have had a massive influx of buyers (from the coast), it is really booming and investors as well," Mr Cusack said.
Employment opportunities and visa points are possible reasons as to why such an increase has happened.
"There is a massive opportunity for people to find jobs in Dubbo" Mr Cusack said.
Currently, additional points are available for visa holders if they choose to study and obtain either a degree, diploma and/or a trade in regional areas.
