Tutuila, a residence from the 1890s at 261 Fitzroy Street will be auctioned on November 28.
The property has four bedrooms, three bathrooms and an inground plunge pool. It features a distinctive wraparound bullnose verandah, original timber features and 4.2 metre high ceilings.
The south Dubbo property was built for Jack Serisier - the eldest surviving son of Jean Emile Serisier - who was Dubbo's first shopkeeper, postmaster and auctioneer.
Bob Berry Real Estate agent Jane Donald said it was hard to know what the property was worth.
"It's very difficult to price, that's one of the reasons for auctioning it. It's difficult to value compared to what else has sold in the market because there hasn't been another property sell like that," she said.

Ms Donald said her favourite feature of the home is the grapevines, which were brought over from France by the Serisiers.
"It's a great piece of Dubbo's history and as a real estate agent it's nearly a once-in-a-lifetime opportunity," real estate agent Jane Donald said.
"You sell some nice homes and some interesting homes but just the history of it is fantastic."
The real estate agent said it would create great memories for whoever bought the property.
"It's a unique home and it's amazing to walk through and think about the people there in the late 1800s," Ms Donald said
"It's now been transformed for living in 2020"
The historic house has been restored by owner Juliet Duffy, the founder, owner and director of EnviroScience Solutions.
Ms Duffy, who is relocating to Wagga Wagga to expand her business, said saying goodbye was a wrench.
"I love the history of the building and its wonderful craftsmanship and character," she said.
"It is such an individual property that has stood the test of time."
Ms Duffy said the Fitzroy Street house had wonderful ambiance and was a great place for entertaining and relaxed living.
The property would suit a range of buyers from families to people who were looking to downsize, said Ms Donald.
"We're hoping there will be a lot of interest in the property and people will see it as a unique opportunity that you can't often get in Dubbo."
Tutuila will be auctioned onsite at 10am on Saturday, November 28.
