The proposed pub on Boundary Road will be part of the neighbourhood shopping precinct in the estate.
Dubbo Regional Council has given its support for a gastropub, however, the plan is awaiting approval from the Department of Planning, Industry and Environment before it is placed on public exhibition.
Maas Group Properties general manager Steve Guy said the goal was to have a "different offering" for residents.

"The gastropub is more like a restaurant/dining experience, rather than just having another pub. And that's what Dubbo does well. It's another offering for people coming to Dubbo as well," he said.
He said the gastropub would be near the open space corridor, allowing families to walk there to enjoy a meal.
It would be in the same area as the neighbourhood shopping precinct, which will be similar to the Delroy shopping precinct.
"Under the commercial zoning, the neighbourhood centre would have a full-blown supermarket and then supporting retail shops. All the ones you can think of like a bakery and chemist," Mr Guy said.
The general manager said the feedback to the plans had been "very positive".
"Most people who come in want to know what's going to be included before they buy in because obviously they don't want to just be in urban sprawl, they want to utilise and access the landscape creek corridor. Since COVID hit the creek corridor has been used so much," Mr Guy said.
Thanks to the rain, the local pelicans, other bird life and turtles have all come back to the area.
At the moment all of the registered land at Southlakes Estate has been sold out and Mr Guy said Maas had been working hard with council to get more on the ground.
There are also subdivisions going through land title which will create up to 100 lots.
"Those registered lots are pretty much sold out as well," Mr Guy said.
"It's been a mix of purchasers but predominantly people in Dubbo wanting to stay in Dubbo or move back to Dubbo and establish themselves in Dubbo. If you look at our unemployment rate compared to the state and the rest of Australia, we've got jobs galore."
While it had been lovely to see the rain, the general manager said it had been causing a delay in some of the construction. Like across all of Dubbo, the builders had been very busy, Mr Guy said.
