Emergency services were called to a home on Collins Avenue just after 8pm on Thursday following reports of a property fire.
Fire and Rescue NSW Dubbo Station Officer Simon Bracht said upon arrival there was a significant amount of smoke coming from the home and a neighbour was fighting the fire with a garden hose.
A male adult resident and three children were evacuated from the home.
"An adult was treated for smoke inhalation until the paramedics arrived and took over," Station Officer Bracht said.
"There were no injuries to the kids."
If the neighbour hadn't acted so quickly it could have been a lot worse.

Station Officer Bracht said firefighters wore breathing apparatus so they could enter the home to extinguish the fire.
"It ended up just being a small fire in one of the bedrooms in some of the bedding," he said.
"That sort of material makes a lot of smoke."
There was some smoke damage to the property, but the fire damage was contained to the bed and bedding.
After the fire was extinguished, firefighters used a positive pressure fan to remove the smoke from the home and the residents were allowed to return.
"If the neighbour hadn't acted so quickly it could have been a lot worse," Station Officer Bracht said.
The man who had suffered smoke inhalation was not transported to hospital.
The cause of the fire has been determined as deliberate.
