The Dubbo property failed to sell at auction earlier this month.
Burgess Rawson and Transact Property Group are marketing 12 Jannali Road, owned by brothers Jerome and Damian Meehan.
The property's major tenant is the popular Fitness Focus.
Transact Property Group associate director Daniel Cullinane, nephew of the property's owners, has reported of "pretty strong conditional interest" at the auction which did not draw a bid.

"There were more people there who wanted a due diligence period or finance period...rather than coming in and paying cash," he said.
The agent said he was currently negotiating with prospective buyers in Australia, overseas and Dubbo.
The property has a price tag of up to $3 million in a market which the agent calls "as strong as it has ever been".
"It will sell," Mr Cullinane said. "There's no doubt about that."
