Rosewood View Estate is a privately developed 30-lot subdivision west of the Macquarie River.
Four new houses signal the future use of the land that until recently was paddocks.
Its development complements the transformation taking place in neighbouring estate Rosewood Grove for the past decade.
Buyers will not face owner-occupier covenants or time restrictions for when to build in Rosewood View Estate, and can have their choice of builders.
Selling agent Penny Browning reports the estate is attracting interest.
Of its 30 lots, there remains 21 blocks and two house and land packages available.
Mrs Browning regards the estate, located two kilometres from the central business district and close to the new Gowrie childcare centre, as a "convenient and practical option" for families.
Her long history working in the area includes managing the sale of the government-owned houses and vacant blocks of the troubled former Gordon Estate a decade ago.

Under the $52 million Dubbo Transformation Strategy, the estate became Rosewood Grove.
A wave of building activity followed the sale of the land as buyers, particularly first home buyers, made the most of the opportunity.

The realtor said Rosewood Grove had seen a massive transformation.
"Now it's an estate full of young families with an amazing childcare centre, lots and lots of new houses and it was a fabulous opportunity for people to get property and break the rent cycle and build their family dreams and it's pretty exciting to see how much new stuff is now up there," she said.
Her attention has now turned to Rosewood View Estate, which she calls the "final stage".
She recently hosted an open day there.
"It was good opportunity for people to ask questions, walk around," she said.
"We have a couple of blocks that look like they're going under contract from the day.
"But it was more about making people aware it was available and that it was ready and just how awesome it is up there at the top of the hill behind the drive-in."
The "affordable blocks" provided opportunities for a range of different buyers, Mrs Browning said.
With Spears Drive "almost finished", the "bulk of the sales moving forward" would be in Yarra Place, she said.
"There are four new homes up the end of Yarra Place that have new families in them and they're really good sized quality homes that show everybody what potential they have in the estate," she said.
