The house on 308 Macquarie Street was sold at auction for $620,000.
Bob Berry Real Estate’s Jane Donald said she believed the highest a three bedroom house had sold for in Dubbo before this was in the 500,000s.
“There have been three bedroom properties sold for higher and high quality units but this is a record for three bedroom houses,” she said.
The high price was largely due to the location, Ms Donald said, and the view.
“It shows the lifestyle people are looking for, where they’re able to walk to cafes and pubs,” she said.
“They’re never going to be built around which was very attractive for buyers. Unless you’re on the outskirts of Dubbo, you’re not going to get an outlook like that.”
It was also presented well, Ms Donald said, as it had undergone quality renovations.
The house was initially purchased in 2006 for $286,000.
Ms Donald said she believed the sale was part of a larger trend for the region.
“Good quality properties are selling for a lot more than what they would have in recent years,” she said.
