The Cobra Street property that has Raine and Horne and Pizza Hut among its tenants will go to auction on February 23.
Selling agent Andrew McDonald said the 1926 metres squared two-storey retail and commercial building was fully leased with four separate tenants.
He reported there had been more than 20 inquiries to date during the first fortnight of a marketing campaign that was only at its halfway point.
"Several inspections are scheduled for this week, with more expected next week, leading into the auction on February 23," he said.
Inquiry had so far come from Sydney as well as Dubbo and surrounds.
"Which is what you would expect for a property of this appeal, national brands always capture the eye of investors," Mr McDonald said.
"The investment market has been strong for the last year or more so only time will tell if it's strong enough (for the property) to be sold on auction day."
While the auction is scheduled to be conducted in Sydney, interested parties will be able to bid by audio link from the offices of Andrew McDonald Commercial Dubbo on the day, the realtor says.
Mr McDonald also said the leasing market had been strong in 2015 and so far seemed to be continuing that way in 2016.
He said he had been receiving good levels of leasing inquiry across the commercial, retail and industrial properties sectors.
"Tenants have been secured for a number of Macquarie Street retail premises with lease documentation now in progress and announcements to follow soon," he said.
One of the properties was 168 Macquarie Street near Myer, the agent said.
And another was 188 Macquarie Street - two vacancies next to where the Commonwealth Bank of Australia had moved into recently and which would complete almost 900 metres squared of retail space let, the agent said.
