Dubbo's real estate market finished the last financial year strongly with median prices for a house at $320,000 and the median price for a unit at $250,000.

There were 674 houses and 73 units sold in Dubbo city in the 12 months to June 2015, according to figures from Australian Property Monitors (APM).
There was no change to the median house price and a $10,000 change to the median unit price since figures for the year to March 31 showed all-time highs of $320,000 and $240,000 respectively.
Real Estate Institute of NSW Orana Division acting chairman Bob Berry said the figures were "no real surprise".
"The market has settled down, it's been happening for the past five to six months where we are transitioning to a normal market," he said.
"Prior to that it was dominated by an undersupply of properties.
"APRA (Australian Prudential Regulation Authority) has put conditions on banks that have steadied the lending to investors, so we are seeing a softening of demand, not as many investors are as keen to buy."
Mr Berry said the undersupply between mid-2012 to about the end of 2014 was turning around with new subdivisions emerging in the city and Dubbo City Council's 222 dwelling approvals in the financial year to June 30, 2015.
Regarding the $10,000 rise in median unit price, Mr Berry said a much lower volume of unit sales compared with house sales meant the unit figure was inclined to show greater variation.
"The number of house sales in Dubbo is in the 600s, there are enough house sales to smooth that figure out, but the number of unit sales might be in the 50s or 60s and in Dubbo you get some selling up into the $500,000 range and other older ones for less than $200,000, so that can vary that median price," he said.
The highest price for a house was $835,000 in Kintyre Estate. The lowest price was $61,000.
Other top-price sales were $752,500 and $730,050 in South Dubbo, $725,000 in West Dubbo and $710,000 in East Dubbo. The city's $1.06 million record price for a house sale the previous year was not broken.
Extending the tally beyond the city to the whole 2830 postcode area added another 20 house sales to the total.
The highest prices paid for houses n that area in the 12 months to August 21 were $940,000 in Boothenba and $872,000 in Butlers Falls. The record sales price set in the previous year of $1.425 million was not broken.
