The spring rush has continued with more than half the properties sold on Saturday, or prior to auction day.
Several large sales were made, including one that set a new house price record in the suburb of Barton.
An executive family home at 6 Macquarie Street sold for $1,915,000 on Saturday morning.
Luton Properties Woden agent Richard Keeley said the home had undergone a transformation behind its heritage facade about five years ago.
There were six registered bidders for the property.
Mr Keeley said there were only about 65 houses left in the suburb and the previous highest sales price had been $1.85 million.
Across town in Isaacs a three-bedroom home at 1 Coburn Place sold under the hammer for $815,000.
Peter Blackshaw Manuka auctioneer Mario Sanfrancesco accepted an opening bid of $500,000, before bids climbed steadily through the $600,000s and $700,000s.
The bids climbed in small increments as the price reached $800,000.
Peter Blackshaw Manuka sales agent Dan McAlpine said the home had been in the same family since it was built in 1991.
He said the vendors had renovated the property over the past four years with the intention of staying there forever, but had decided to move to Sydney.
There were four registered bidders for the home.
Mr McAlpine said there were frustrated buyers in the marketplace as there was less stock leading up to Christmas.
