A couple of last minute ultra-prestige sales indicates shows there's some momentum to the market, which has been underscored by good-value buying, says Dr Andrew Wilson, senior economist at the Domain Group.

"It's been good-buying conditions since the global financial crisis and market confidence of last year and this year has been building momentum at the high end," Dr Wilson said.

The $37 million sale of property developer Ron Medich's Point Piper mansion marks the high point for the past 12 months. The five-bedroom waterfront home was bought by aged-care industry boss Peter Wohl and his wife Jennifer.

The slow mover was first inspected by the Dover Heights couple three years ago when it was an off-market listing, at which time the couple are rumoured to have made an offer of $40 million.

Confirming Wolseley Road's place as Australia's most expensive street was the $30 million sale two weeks prior of the waterfront mansion of the late Peter and Ruth Simon.

The latest prestige deal in time for this financial year's log books is the more than $10 million paid for the Bronte property of media tycoon Lachlan Murdoch and his wife Sarah. That was followed by the Saturday sale of the Wills family's 1400-square-metre double-block with two 1960s cottages on St Thomas Street, which sold just after its auction for $10 million to a Bronte family with plans to build something new.

That was preceded by last week's Darling Point penthouse of Bob and Margaret Rose. It was listed in February with hopes of $11 million following their move to London, but is rumoured to have sold for closer to $10 million.

Settlement on the sale of the Darling Point waterfront estate of the late Sir William Tyree confirms a $32 million sale price to Yachting Australia president Matt Allen last October. It is the second-highest sale this financial year and third-highest of last calendar year, eclipsed only by the Point Piper waterfront mansions Altona at $52 million and the Bang & Olufsen's $33.5 million.

Bellevue Hill's 19.6 per cent jump in house values over the past 12 months was given a boost by the $28 million sale last August of property developer Denis O'Neil's long-held home Addenbrooke to fellow property developer billionaire Bob Ell.

More recently, Caledonia Investments chairman Michael Darling and his wife Manuela Darling-Gansser sold their home Rovello on Ginahgulla Road in April for more than $20 million.

Donnington Grange, the former home of Angela Fleming, widow of grocery tycoon Jim Fleming sold for $19 million in March to Matthew Koder, Asia Pacific president at the Bank of America Merrill Lynch, and his wife Shanyan.

That sale was prompted by Flemings purchase last October of the $12.3 million Alex Popov-designed apartment in Point Piper, which was sold mortgagee-in-possession on behalf of mining executive Ian Stolyar.

In January that result was topped by the $12.5 million paid for the Elizabeth Bay waterfront penthouse of chairman of the Future Fund David Gonski.

The top apartment result in the past 12 months was the $17 million sale in August of The Residence penthouse to Chinese buyer Shannian Huang.

Former Network Nine senior executive Lynton Taylor and his wife Rosalind lay down $10.5 million for their downsizer digs on the waterfront at the northern tip of Darling Point. That followed their $11.6 million sale of their Bellevue Hill mansion to Big Tobacco chief David Crow and his wife Lucinda.

In Vaucluse the highest sale price of the past 12 months was about $15 million for the former home of Izhar Ronen and his wife Jane, but that off-market deal is yet to settle.

Over the harbour, Mosman's highest result was the $15.6 million in May paid by a European family for the deep waterfront home on Carrington Avenue of retired shipping executive Egil Paulson and his art collector wife Lisa.

It topped the $13.88 million of last October paid by Shanghai-born businessman Jeffrey Jin and his wife Jusu Yang for the waterfront property of hedge fund trader Phil Mathews, founder of Mathews Capital.

Beijing developer and mining executive Yong Zhang and his son set a new Hunters Hill house record when he and his Sydney-based son Yi Cheng Zhang paid $12.5 million for the waterfront mansion of dentist and property investor Le Tran.

The northern beaches' highest sale result was the $12 million paid for the Clareville waterfront Kahala, which was bought in January by American William Samuel Fox, III and his Australian-born wife Anne.

Elanora Heights managed to set a new suburb record just in time to make it for this financial year. Elanora Cottage was initially passed in at $4.6 million at Thursday night's auction and was negotiated upwards of there to sell hours later, with one industry source tipping close to $4.8 million for the Michael Suttor-redesigned home of retired cardiologist Dr David Grout and his wife Christine.

The upper north shore also scored a double digit result when businessman Jeff Barton sold his Federation mansion in Killara for $10 million in November to businessman Jianlu Wang.

Strathfield set this financial year's top price for the inner west, as well as a new suburb high, in February when Iris Capital co-founder Ramy Arnaout and his wife Nadia sold their palatial home for $6.8 million.
